What is the starting price at Hudayriyat Golf Estates?

Pricing starts at AED 4.25M for a 3-bedroom townhome and ranges up to AED 35.55M for a 6-bedroom Golf Mansion. There are six residence types in total across townhomes, golf homes, villas, and mansions.

How much do I need to reserve a unit?

5% of the unit price as a down payment on reservation. For a 3-bedroom townhome at AED 4.25M, that is AED 212,500. The reservation locks in your unit, price, and payment plan.

What is the total payment during construction?

40% across nine payments — a 5% down payment plus seven 5% installments spread roughly every six months until handover. The remaining 60% is due at handover in March 2030.

Are the prices final or negotiable?

Phase 1 launch pricing is fixed by Modon and consistent across all authorised channels. Premium plots (fairway frontage, water-channel views, corner units) carry standard 5–15% uplifts that are also pre-set, not negotiable.

Do prices include all fees?

Prices are the unit price only. Standard UAE off-plan fees apply on top: Oqood registration (~4% of price), trustee account admin fees, and broker commission (2% if buying through an agent). Service charges begin after handover.

Eligibility & Ownership

Can foreigners buy at Hudayriyat Golf Estates?

Yes. Hudayriyat Island is a designated foreign-ownership freehold zone. Non-UAE nationals can purchase, register, and resell residences without restriction. Title is freehold, not leasehold.

Does buying make me eligible for the UAE Golden Visa?

Yes. Any residence priced above AED 2 million qualifies the owner for the UAE's 10-year Golden Visa. Every residence type at Hudayriyat Golf Estates exceeds that threshold, so all units qualify.

Can I get a mortgage on a Hudayriyat Golf Estates unit?

Yes. UAE banks finance off-plan and ready properties on Hudayriyat Island. Mortgage typically activates at handover (March 2030). UAE residents can finance up to 80% LTV; non-residents typically 50–65% depending on the bank.

Can I buy in a company name or trust?

Yes. Purchases can be made in the name of a UAE-licensed company or a recognised foreign corporate vehicle, subject to standard KYC and Modon's compliance review. This is common for investor purchases.

Construction & Handover

When does Hudayriyat Golf Estates hand over?

Handover is scheduled for March 2030. The 40/60 payment plan is structured around that timeline, with all 40% pre-handover installments due by the handover date.

What happens if construction is delayed?

Standard UAE off-plan contracts include penalty clauses if Modon misses the contractual handover date. Practical delays of a few months are common in UAE off-plan; Modon's government-backed status and track record (Surf Abu Dhabi, Velodrome, Marsana — all delivered) reduce the risk of major delays.

Is there a warranty on the finished home?

Yes. Modon provides a standard 10-year structural warranty on the building envelope plus a 1-year Defects Liability Period (DLP) covering fixtures, finishes, and MEP systems.

The Developer (Modon)

Who is Modon Properties?

Modon is the Abu Dhabi master developer of Hudayriyat Island. It is a subsidiary of International Holding Company (IHC), one of the UAE's largest publicly listed conglomerates with Abu Dhabi government affiliation. Modon has already delivered Surf Abu Dhabi, the Hudayriyat Velodrome, and Marsana.

Is Modon government-backed?

Modon is backed by IHC, whose largest shareholder is the Abu Dhabi-government-affiliated Royal Group. ADQ, Abu Dhabi's sovereign investment vehicle, also holds strategic positions. In practical terms, the financial and political backing behind Modon's projects sits at the highest level of UAE governance.

Resale & Investment

Can I resell my unit before handover?

Yes. Off-plan units can be resold (assigned to a new buyer) at any point during construction. Modon charges a standard transfer fee (~2-4% depending on milestone). Resales work best after 30–50% of the payment plan has been completed and the project shows strong market traction.

What rental yield can I expect after handover?

Hudayriyat Island is a new luxury district, so historical yield data is limited. Comparable luxury villa communities in Abu Dhabi (Saadiyat Beach Villas, Yas Acres) currently deliver gross yields of 5–7%. Golf-frontage and corner-plot units typically command the highest rental premiums.

Are short-term rentals (Airbnb) allowed?

Abu Dhabi DCT permits short-term holiday rentals subject to operator licensing and Modon's community rules at handover. Modon has not yet published the specific HOA rules for Hudayriyat Golf Estates — these will be confirmed before handover.

Location & Amenities

Where exactly is Hudayriyat Golf Estates?

On Hudayriyat Island, off Abu Dhabi's western shoreline, accessible via the Hudayriyat Bridge. Drive times: 29 minutes to ADGM, 33 to Zayed International Airport, 31 to the Louvre. Walking distance to Surf Abu Dhabi, the Velodrome, and the Marsana beachfront.

Is there a school inside the community?

Yes. A private school is part of the masterplan, scheduled to open in line with handover. Modon has not yet confirmed the school operator — this is expected closer to 2029.

What amenities are included for residents?

On-site amenities include the 18-hole championship golf course, country clubhouse, wellness centre, dining and retail, multi-sport courts, cycling trails, community parks, and the private school. The wider Hudayriyat Island brings Surf Abu Dhabi, the Velodrome, and the Marsana waterfront within minutes.
