Paid on signing. On a four-bedroom at its starting price, that is AED 435,000.

Three instalments over twenty months
June 2027, December 2027 and June 2028 — 5% each, roughly six months apart.

A final 5% in October 2030
This is the last payment out of your own pocket before financing. You have now paid 25% in total.

The bank covers 75% in April 2031
Subject to off-plan mortgage approval. At the launch briefing Modon showed ADIB drawing that share in two parts — 20% during construction and 55% at month 54 — combined into a single facility.

Payment plan questions
What is the Wadeem Gardens payment plan? +
A 25/75 plan. The buyer pays five instalments of 5% — on reservation, then June 2027 (month 8), December 2027 (month 14), June 2028 (month 20) and October 2030 (month 48). The remaining 75% falls due in April 2031 (month 54) and is subject to off-plan mortgage approval.
How much is the down payment at Wadeem Gardens? +
5% on reservation. On a four-bedroom villa at its AED 8.7M starting price that is AED 435,000; on a five-bedroom at AED 10.2M it is AED 510,000; on a six-bedroom at AED 11.6M it is AED 580,000.
How much do I pay in total before the mortgage starts? +
25% of the purchase price, spread across five payments between reservation and October 2030. At starting prices that is AED 2,175,000 for a four-bedroom, AED 2,550,000 for a five-bedroom and AED 2,900,000 for a six-bedroom.
Who finances the remaining 75%? +
Modon launched Wadeem Gardens with Abu Dhabi Islamic Bank (ADIB). The official factsheet shows the 75% falling due in April 2031, subject to off-plan mortgage approval. At the launch briefing Modon showed ADIB drawing that share in two parts — 20% during construction and the remaining 55% at month 54 — combined into a single facility. Final terms, profit rate and tenor are set by the bank and have not been published.
Do I have to use ADIB? +
ADIB is the launch partner for this structure. Any off-plan mortgage is still subject to the lender's approval and your own eligibility, so speak to us before you assume a particular bank or rate.
Is there a discount for UAE Nationals? +
Yes. UAE Nationals receive a 5% rebate from Modon. It is non-transferable.
How does this compare with other Hudayriyat projects? +
It is the lightest upfront structure on the island. Wadeem Gardens asks 25% from the buyer before handover. Bashayer runs a 50/50 plan, while Al Naseem Community, Nawayef East and Hudayriyat Golf Estates all run 40/60.
When is handover? +
Modon lists handover as Q2 2031, which lines up with the final 75% payment in April 2031.
